If you will be obtaining financing to purchase, getting a pre-approval from a lender is the most important first step.

Ask us for any lender recommendations!

While our goal is to submit an offer to the seller that is attractive enough to accept as written.  The seller will have the right to accept, reject or counter your offer.

Should the seller choose to counter, we will submit their response to you for review and you will be presented with the same three choices...accept, reject or counter.

Time is of the essence during negotiations because until such time that we have a accepted & signed offer, the seller can entertain any other offers that may  be sent to them.

If you are obtaining a loan, your lender will order an appraisal of the property.

From your contract acceptance deadline date, you will have 10 days (unless stated differently in contract) to have inspections completed. While the inspections that you select may be different from property to property, the most common to consider are: Home, Termite, Radon, Gas, Sewer Lateral, Well and/or Septic.

After your inspections are completed (and prior to the expiration of the Inspection Contingency deadline), you will have the right to decide if you:

  1. Accept without any Repair Request - Contingency is Resolved
  2. Terminate the Contract without a Repair Request - In order to terminate, you must have completed an inspection that covered all of the major components of the home
  3. Request Repairs - Upon submission of this request, you will then begin the Resolution Period, 10 days (unless different in contract) to negotiate and reach an agreement upon repairs to be completed.

If the seller is not providing you with a home warranty, you might consider purchasing one yourself.

For a home warranty, we recommend American Home Shield.

Prior to closing, you will want to contact the utility companies that service the property and schedule service to be transferred into your name as of the day of closing (unless granting possession after closing).

A list of current service providers can normally be found in the Seller's Disclosure

Or, as an alternative to calling and scheduling yourself, Real Home Connections is a complimentary time and potentially money saving service that offers to help connect all your utility and home service needs.

Big or small, they connect it all . . . including utilities, internet, TV, phone, home automation, security, locksmith, moving and more!

NOTE: Real Home Connections needs a minimum of 10 days before closing to ensure enough time for all successful connections.

You will have the right to complete a final walk-through within four (4) days of your closing.

Your opportunity to conduct a final walk-through is to ensure that the home is in the same basic condition as when you contracted. It is also when we will verify that agreed upon repairs have been completed.

You are welcome to ask that your inspector attend and inspect the repairs.  There will likely be an additional charge for this service. 

NOTE: A property is not required to be vacant for the final walk-through, but shall be vacant at possession, unless agreed upon otherwise.
