US Title takes responsibility of working with sellers to clear any clouds that may arise on title, prior to closing, so that clear title can be conveyed to buyers.
Sellers will need to provide paid receipts and lien waivers for any repairs and/or improvements done to the property within the last twelve months. NOTE: Investors, or anyone doing a large amount of work quickly and shortly before selling, should consider recording an NOIS...Notice of Intended Sale.
For closing, sellers will need a current driver's license (or other government issued photo ID) for notary purposes. After both parties have signed and all funding requirements have been fulfilled, it may take several hours before the title company has all funds available to disburse sale proceeds to the sellers. If the sellers need to schedule an afternoon closing, it is advised to consider pre-signing one business day before the scheduled closing date. Sellers may elect to provide US Title with wire instructions, at their closing, to wire proceeds or they may return to US Title for a check.
